Mfuleni is a vibrant and rapidly developing township located in the Blue Downs suburb of Cape Town. Situated approximately 30 kilometers east of the city center, Mfuleni is a significant residential area, home to over 20 000 households.  

A Community in Transition

About 96% of Mfuleni inhabitants are Black Africans and 3% are Coloured. Xhosa is spoken as a first language by about 86% of the people and Afrikaans by about 3,4%.

History of Mfuleni

In isiXhosa, Mfuleni means “river.” Like a river, Mfuleni has never been static or still and its history is closely tied to the broader socio-political context of South Africa. The community is relatively new, having grown from an inflow of new inhabitants from neighbouring townships in the 1990’s.

Established during the apartheid era, Mfuleni served as a designated area for the forced removal of black residents from other parts of Cape Town. This history of displacement and hardship has shaped the community, fostering a strong sense of collective identity and a determination to overcome adversity.

Since the end of apartheid, Mfuleni has experienced significant growth and change. The community has worked to build infrastructure, improve services, and create opportunities for its residents.

Location - Accessibility

Mfuleni is located approximately 30 kilometers east of Cape Town's city center. It is accessible via major roads such as the N2 highway and the R300. Public transportation options include buses and taxis, connecting Mfuleni to other parts of Cape Town.

Climate

Mfuleni shares the Mediterranean climate of the Cape Town region, with warm, dry summers and mild, wet winters.

Schools

Mfuleni has several schools catering to the educational needs of its growing population. These include primary and secondary schools, both public and private.

Mfuleni Learning Centre provides education from Grade R up to Form 6 and specializes in the Cambridge and Zimsec curriculums.

The volume of property sales has remained constant since 2016 – when 78 homes sold at a median price of R 150 000. Property sales peaked in 2021 at 218 homes sold in the year. Sales has since been on a downward spiral, falling to 166 in 2022 and 106 in 2023.
