Gansbaai at a glance

Gansbaai is a village of 8 665 adults within the Walker Bay area of the Cape's Whale Coast and in the Overberg region of the Western Cape.

Gansbaai's close proximity to Hermanus and Cape Town makes this a wonderful lifestyle choice for permanent residents with children, retirees and even for those looking for a convenient weekend or second and summer home destination.

This fishing village with two harbours has during the last decade transformed itself into an international tourism destination offering some of the best shark cage diving in the world due to the colonies of Cape Fur Seals that frequent "Shark Alley" between Dyer Island and Geyser Rock.

Between July and December, the Walker Bay whale sanctuary's coastline between Pearly Beach and Hermanus becomes alive with the Southern Right Whales - enabling the local tourism industry to offer viewing packages for the Marine Big Five from land, sea or sky. De Kelders is one of the best places worldwide to observe whales swim within a few meters off the rocky shore. Their blowing and grunting could be heard up to 2 km away at night.

Gansbaai's other main attractions is the Dyer Island bird sanctuary where rare species such as the African Penguin, Cape Cormorant, African Black Oystercatcher and the Hartlaub's Gull live as well as the caves tours at De Kelders - offering the only freshwater cave next to the coast of Africa, which has been changed into a swimming pool.

Types Of Real Estate Available

Gansbaai has 3 076 freehold properties of which only 4 is within an estate and 135 sectional title properties of which 31 is in an estate.

Gansbaai property prices vary between entry level apartments, of +- R700 000 and vacant erfs from about R150 000 to seafront mansions of more than R12 million.

Cottages in Uilenkraalsmond holiday resort starts at about R500 000, while Pearly Beach and Gansbaai Central houses is available from about R800 000. Entry level homes in De Kelders and Franskraal are priced from about R1 million, Kleinbaai houses from about R1 100 000, Perlemoenbaai R1 200 000, Klipfonteyn R1 700 000, Romansbaai Estate from about R1 800 000, Birkenhead from about R7 000 000 and Danger Point for more than R10 million.

The choice of property available in Gansbaai as well as the sales volumes achieved annually has since 2009 grown quite substantially. Areas such as De Kelders has seen a threefold increase in sales volumes during the last 9 years - i.e. since the 2009 national property market contraction.

The more sought after properties in suburbs such as Romansbaai Estate, Klipfonteyn and De Kelders are all located close to the beach or fynbos area next to the shoreline and all offer suburb sea views of Walker Bay - literally from Gansbaai to Hermanus and beyond.

Property Market - Capital Growth Rates

The capital growth rates achieved in the Gansbaai property market during the between 2010 and 2018 varies according to the property type - resulting in the 2009 market contraction pushing median prices down until 2014.

Sales in execution during the 2009/14 period also had a fairly negative influence on capital growth - where executions during especially the 2010/11 period made up respectively 20,5% (2010) and 20% (2011) of all property registration during the year. Freehold home median prices dropped between 2009 and 2014 from R680 000 to R450 000 which relays to a negative growth rate of -33,8% or -6,76% p.a.

Capital growth between 2014 and 2018 has however seen quite a positive turnaround with freehold home median prices growing from R450 000 to R1 050 000 (133,3% / 33,3% p.a.), sectional title property (apartments) median prices growing from R530 000 to R700 000 ( % / %). Vacant land however has not "recuperated" from the historically highest median prices of R310 000 achieved during 2009 - despite growing from the lowest point in 2015 of R177 000 to R237 000 in 2018.

Gansbaai has, after the 2008 "boom phase" year with 440 property registrations (of which 322 were freehold homes), seen a remarkable growth in property sales volume during the period 2009 (84 property registrations) to 2018 (with an expected 180 registrations). This relays to a 114,3% increase in annual sales (registrations) during this 9 year period.

The rise in median prices in all 3 residential property types achieved during 2017/8 is also a very positive property market indicator for Gansbaai - given the national contraction in capital growth during the same period. Freehold homes increased during 2018 by 13,5% (R925 000 to R1 050 000), sectional title apartments by 33,3% (R525 000 to R700 000) and vacant land or erven by 3,9% (R228 000 to R237 000).

General Interest Information

Gansbaai offers plenty of facilities and amenities which include a shopping centre and a variety of little cafés, eateries and pubs.

Gansbaai is within 30 minutes from the city like facilities of Hermanus - including the regional shopping mall, a private hospital and schools (a school bus runs daily between Gansbaai and Hermanus). It is also within 2 hours of Cape Town International Airport as well as all the popular events, festivals and places of interest in the Cape Town Metropolitan and Cape Winelands areas. The closest wine estate to Gansbaai is Walker Bay Vineyards (also home to Birkenhead Brewery) -19 km away and one of the 8 wine estates on Stanford Wine Route.

Hiking trails abound in the Gansbaai and Walker Bay area - with the 3 Day Fynbos Trial one the most well-known ones (For more info - http://www.fynbostrail.co.za ) There are a choice of guided (with local guides on short trips or trials lasting several days) or unguided hiking trials around Gansbaai - a choice between mountainous ones, strolls along the beaches or educational ones into lush fynbos areas or a combination.

Several farms in the region provide horse riding lessons and out-rides along Gansbaai's white sandy beaches and mountainous fynbos fields overlooking Walker Bay. Experienced instructors at The Grootbos Nature Reserve outside Gansbaai lead tours and cater for all levels of riding experience - from pony rides for children to long beach rides along Die Plaat for experienced riders.

Angling is a popular pastime around Gansbaai at Die Dam, Die Plaat, the Walker Bay Nature Reserve, Franskraal, Uilenkraalmond and Pearly Beach and bait and tackle is freely available at the local fishing gear shops in Gansbaai. Fishing charters for deep-sea fishing and freshwater fishing around the Kleine River in Stanford is also popular.

Guided sea-kayaking tours are available from Stanford's Cove and popular destination is the caves at De Kelders. Gansbaai is also home to some of the races on the South African MTB circuit - so the area is definitely mountain biking friendly with well-crafted tracks and major or minor routes.

Bird watching is also fairly simple due to an estimated 350 of South Africa's 1 000 bird species which flourishes in the Overberg area around Gansbaai. Many of them are endemic to the Cape's fynbos biome with its 8 000 species of flowering fynbos plants.

Gansbaai Suburbs - Property Markets:

Birkenhead

Birkenhead suburb is located on the Birkenhead Peninsula between Kleinbaai and Gansbaai Central and has 26 residential erven and 151 vacant erven. There are no sectional title property (apartments) in the suburb. There has only been 1 residential home sale in Birkenhead during 2017/8 - erf 130 for R2 394 000 (unknown municipal valuation / 1 610 sq.m.)

The average vacant land price achieved in Birkenhead for the 5 vacant erven sales during 2017/8 has been R1 924 000 - of which Erf 337 of the farm land (R4 600 000 / municipal valuation R2 600 000 / 2 002 sq.m.) was the highest price and 53 Duiker Crescent (R200 000 / municipal valuation R400 000 / 786 sq.m.) was the lowest price.

Blompark

Blompark suburb is located between Gansbaai Central, Franskraalstrand and Klipfontein.

Blompark has 318 erven of which 286 are residential erven and 13 vacant erven. There are no sectional title property (apartments) in the suburb. Only 1 house sold in Blompark during 2017/8 and for R450 000 - 11 Aster Street (municipal valuation R300 000).

No vacant land or erven was sold in Blompark during 2017/8.

De Kelders

De Kelders is the northernmost suburb of Gansbaai and is located 19 km from the town of Stanford. It lies between Perlemoenbaai and the "Plaat" (part of the Walker Bay Nature Reserve which stretches up to the Klein River Lagoon between Stanford and Hermanus).

De Kelders has 1 249 erven of which 817 are residential erven and 361 vacant erven. There are 6 sectional title schemes and 52 units - of which 42 are residential property (apartments) in the suburb.

According to CMAinfo, the average house price achieved in De Kelders for the 29 home sales during 2017/8 has been R1 485 176 - of which 85 Main Road (R502 116 / municipal valuation R756 000) was the lowest price and 8 Waterkant Street (R7 000 000 / municipal valuation R2 825 000 was the highest price.

There were 5 sectional title sales in De Kelders during 2017/8 at an average price of R1 192 000 and an average sq.m. price of R11 099. The highest price achieved was for a Whale Cove A (119sq.m.) unit for R2 915 000 (@ R18 445/sq.m.) and the lowest price was for Unit 1 in Walker View Apartments (60 sq.m. for R640 000 @ R10 666/sq.m.).

The average vacant land price achieved in De Kelders for the 28 vacant erven sales during 2017/8 has been R538 929 @ R785/sq.m. - of which 18 Botha Street (830 sq.m. for R110 000 / municipal valuation R375 000) was the lowest price and 33 Vyfer Street (595sq.m. for R1 400 000 / municipal valuation R1 500 000) was the highest price.

Franskraalstrand

Franskraalstrand is located between Uilenkraalsmond, Klipfontein and Blompark suburbs in Gansbaai.

Franskraal has 1 549 erven of which 1 105 are residential erven and 376 vacant erven. There are 1 sectional title scheme with 8 residential apartments in the suburb.

The average house price achieved in Franskraalstrand for the 12 home sales during 2017/8 has been R1 292 742 - of which 30 Schneider Street (R649 000 / municipal valuation R686 300) was the lowest price and 91 Marais Street (R2 400 000 / municipal valuation R 1 190 000) was the highest price. No sectional title units or apartments was sold in Franskraalstrand during 2017/8.

Gansbaai Central

Gansbaai Central is located around the business district and harbours of the town and between Perlemoenbaai, Masakhane and Blompark suburbs.

Gansbaai Central has 995 erven of which 573 are residential erven, 144 business or commercial erven and 90 vacant erven. There are 2 sectional title schemes comprising of 66 residential property (apartments) and 6 business units in the suburb.

The average house price achieved in Perlemoenbaai for the 3 home sales during 2017/8 has been R913 333 - of which 24 Kano Street (R200 000 / municipal valuation R183 600) was the lowest price and 23 Germishuys Street (R1 640 000 / municipal valuation R831 200 was the highest price.

There were 5 sectional title sales in Gansbaai Central during 2017/8 at an average price of R528 000 and an average sq.m. price of R4 012. The highest price achieved was for a 50 Baleana Bay (187 sq.m.) unit for R700 000 (@ R3 743/sq.m.) and the lowest price was for 13 Baleana Bay (76 sq.m. for R380 000 @ R5 000/sq.m.).
