Residential Property Market Report - Linden - Randburg
- Introduction:
Linden, a historic suburb nestled northwest of Johannesburg's city center, is renowned for its tree-lined streets and diverse property offerings. This once rural area has evolved into a vibrant community, featuring a good selection of different lifestyle properties, ranging from beautifully restored homes on large erven, to newly build cluster homes and even apartments near the commercial hub around Third Avenue.
According to Lightstone, there are 2 148 residential properties in Linden, of which 622 (28,96%) are sectional titles or apartments, 1 506 (71,11%) are freehold or houses and 20 (0,93%) are freehold houses inside estates.
- Residential Sales
There are at present, on Property24, 130 properties for sale in Linden, of which 63 are houses, 47 apartments, 12 townhouses and 6 plots (vacant land).
103 Residential properties sold during the last 12 months in Linden – i.e. about 8,5 properties per month, at a total annual value of R238 632 532.
Freehold houses formed the lion share with 63 sales at an average price of R2 809 126 and valued at R176 975 000 in total. The majority (62%) of houses sold in Linden priced below R3 million – whilst only 23 houses (36,5%) achieved a sales price above R3 million. 9 Plots (land only) sold for an average of R1 130 281 – with only 2 plots achieving prices of more than R1,5 million.
30 Sectional title properties (apartments) sold during the last 12 months for an average price of R1 619 500. 14 Apartments sold between R1m5 million and R3 million while only 2 apartments achieved prices of more than R3 million.
Freehold (own title) median prices have very much in line with the rest of Johannesburg, since 2016, not seen any significant growth – increasing from R2,55 million to R2,675 million.
Market sales activity during 2023 (108 sales) were still 31% down from the 156 sales achieved in 2017 and a further reduction in sales is expected for 2024 – should the interest rate not decrease significantly before year end.
- Period of Residential Property Ownership in Linden:
The majority (59%) of existing property owners in Linden have resided in the suburb for longer than 8 years – of which 48% for longer than 11 years. Another 15% has been living in Linden for 5 to 7 years and the remaining 26% has bought into the suburb during the last 5 years.
- Suburb Demographics:
The average monthly household income for the 5 865 adults living in Linden, ranges between R91 500 to R124 000 – predominantly LSM 10 High.
Although 58,5% of the stable owners are 50 years and older, 62,45% of the recent buyers are aged between 18 and 49% - with the buyers group aged between 36 and 49 forming the largest group, with 47,27%. Sellers older than 50 also forms the largest seller group – 58%.

Third and Forth Avenues form the commercial hub of Linden and passes through the middle of the suburb where some of the best coffee shops in Johannesburg, eateries, shops, churches, and schools can be found.
The suburb is surrounded by green parks and bird sanctuaries, appealing to outdoor enthusiasts. Linden has an excellent infrastructure and has a wide range of amenities, including two public swimming pools, several recreation centres and numerous sports clubs and facilities. The Johannesburg Botanical Gardens and the Emmarentia Dam and Sailing Club are also conveniently located nearby.
Linden’s proximity to the Cresta regional shopping center at Cresta and supermarkets like Pick & Pay and Woolworths Food in Victory Park Shopping Centre and the bottom of 2nd Ave Linden makes convenient shopping. Linden’s excellent position in relation to the business hubs of Sandton, Randburg, and the Johannesburg CBD, makes shopping a breeze.
Linden boasts acclaimed private and public schools such as De la Salle Holy Cross, King David, Linden Pinnacle College and Hoërskool Linden as well as the excellent Louw Geldenhuys and Holy Cross primary schools. Both the University of Johannesburg and Witwatersrand are within 20 minutes’ drive from Linden.
Churches in the suburb include Anglican, Presbyterian, NG Kerk, St Charles Catholic, Trinity Methodist, Greenside Mosque, and Shul, all within a 3km radius.
Linden has a well-managed police station, and an active Community Association dedicated to crime prevention and community safety.
Linden’s neighbouring suburbs include Robindale, Blairgowrie, Emmarentia, Greenside, Aldara Park, Darrenwood, Northcliff, Victory Park, Risidale, Roosevelt Park, Jacanlee, Montroux and Pine Park. Public transportation options are also available, making it easy to get around.
