Helderberg Property Market - 2021 Snapshot Report

The Helderberg property market was worth R5,025 billion in registrations during 2021 - consisting of 2 593 properties of which 1 311 were own title and 1 282 sectional title properties. This is equivalent to 1,54% of the R326 billion total value of all registrations in the South African property market during 2021.

The Helderberg property market formed 5,3% of the total Cape Town property market's 48 847 registrations,  3,4% of the Western Cape and 0,82% of the total South African property market's 318 152 registrations.

The property market is fairly evenly divided between own title property registrations (1 311 / 50,6%) and sectional title registrations (1 282 / 49,4%). The value of the own title property market in the Helderberg was R3,24 billion and sectional title was R1,78 billion.

The Helderberg has a much higher portion of sectional title properties (49,4%) than the rest of South Africa where nationally sectional title property formed 30,7% and in Cape Town 32% of all registrations in 2021. The Helderberg has been one of the busiest development nodes in the Western Cape during the last decade with thousands of new sectional title property choices being added to the market - especially in the Sitari / Croydon and the Paardevlei and adjacent areas close the Helderberg's commercial hub which is located next to the N2 / R44 intersection around the Somerset Mall.  

The Helderberg's sectional title market formed 8,2% of the total Cape Town sectional title market (with 15 661 units registered in 2021) and 4% of Cape Town's 33 186 own title properties registered.

Helderberg Areas - 2021

The Somerset West property market share dominates the Helderberg region and formed with 1 366 registrations, 52,7% of the region's total registrations - which is more than double of the Strand (670 registrations / 25,8%) and Gordon's Bay (557 / 21,5%) combined.
