Kleinbos (Rome) Suburb in Strand – Convenient Living Below R1.5 Million

Kleinbos – also known as Rome - is a well-established residential suburb in the Strand and Helderberg area of Cape Town.
Location.

Kleinbos is located in the Strand between the Main Road on the western side and the railway line on the eastern side. It stretches from the Strand’s railway station (south) to the N2 (northern border).

Lifestyle Offerings.

The area in and around Kleinbos boasts with beautiful mountain views – and the part of Kleinbos suburb south of Broadway Boulevard are all within walking distance to the beach (800m to 1,8 km). The green belt bordering the Lourens River which includes a protected bird sanctuary (Dick Dent) is a mere 1,6 km away from Kleinbos suburb – with the adjacent Strand golf course about 2 km.

The Kleinbos suburb offers a convenient suburban lifestyle due to its close proximity to most amenities. For families the walking distance proximity to high and primary schools as well as crèches is very appealing. 

The Dorpsmeent shopping centre and a variety of restaurants and take-away eateries along Strand’s Main as well as Beach Road makes life just so much easier.

A choice of medical facilities and highly respected medical practitioners abound in the Strand area. 2 Private hospitals are on the suburb’s doorstep - Busamed (4km) and Strand Medi-Clinic / Spescare (1,2km). 

The Phil Morkel community sport complex where the local tennis club, rugby club, tug-of-war club and the squash clubs are all located within a few hundred meters from the suburb’s homes. Kleinbos inhabitants have a choice between two Virgin Active Gyms (in the Gants area and at the Sanctuary Shopping Centre) – respectively 1 and 4 km away from the closest and furthest homes in the suburb.

Strand High School is between 400m and 2km and the Natural Learning Academy Art Private School between 200m and 2km from all homes in the suburb. Boland College’s Strand Campus is from about 850m away from the Kleinbos suburb.

Lochnerhof Primary school is between 850m and 2km from all houses in the Kleinbos suburb. Hendrik Louw Primary School is between 650m and 3,2km from all homes in Kleinbos. There are a variety of crèches available close to the suburb – with the Bugs4Life , the SpeelKasteel nursery, pre-primary and after school facility and the Helderberg Kids probably the most well-known ones.

There are 2 SPARS within 2 km from the suburb whilst The Sanctuary Shopping Centre (which includes a Woolworths, Pick & Pay and a variety of eateries around a water feature) are a mere 4km away. The regional shopping centre – Somerset Mall – is less the 5 km from Kleinbos or Rome suburb.

4 Petrol filling stations are located in or close to Kleinbos - B.P Helderberg is on Broadway Boulevard, BP Strand (Gordons Bay Boulevard) and Caltex Careno (Main Road).
Strand S.A.P.S (Police) is less than 2km from Kleinbos.

The average household income range in Kleinbos suburb is according to Lightstone is between R17 000 to R25 000 - which falls into the LSM 7 High and LSM 8 Low range with a total of 1 667 adults.

The period or tenure of ownership in Kleinbos / Rome, which is a measure of ownership stability, shows that about 42% of the existing owners have been owning for 11 or more years, about 24% between 8 to 10 years, about 9% between 5 to 7 years and 25% less than 5 years.
