The Langebaan Country Estate in Langebaan is a well-established and upmarket residential golf estate build on 450 hectares and located close to the Langebaan lagoon and the West Coast National Park. The golf estate is conveniently located - close to the central business district of Langebaan, the Laguna Mall and the main beach on the Langebaan lagoon where water sport such as kite surfing and sailing is the main attraction.

The Langebaan Main Beach is a mere 2.28 km's from the country club, with both filling stations under 3 kms away the Total filling station is 2.28 kms and the Caltex filling station in Langemeer is only 2.79 kms away.

The Langebaan S.A.P.S ( Police ) are situated 2.58 km's from the Langebaan Country Estate while schools are in walking/bicycle riding distance with the Langebaan Primary School 1.37 kms away and the Topoline Private School being 3.32 kms away. The Curo Langebaan Private School is 8 minutes (5,4 kms) away.

The local shopping centres vary with Bay Centre being the closest at 1.58 kms and Koewheni Shopping Centre a brief 2.3 km trip while the Marra's Building Centre is a little further at 2.51 kms

Owner profile.

The average household income range in the estate is according to Lightstone between R25 000 to  R35 000 - which falls into the LSM 8 high income category.

The period or tenure of ownership, which is a measure of ownership stability, shows that about 18% of the existing owners have been owning for 11 or more years, about 22% between 8 to 10 years, about 16% between 5 to 7 years and 4% less than 5 years.

The age profile of the stable owners is about 19% (older than 65 years), 44% (50 to 64 years), 33% (36-49 years) and 4% (35 and younger). Recent buyers’ age profile is 13% (18-35 years), 28% (36-49 years), 38% (50-64 years) and 20% (65 and older).

Property Market.

176 Properties sold between June 2016 and May 2017. 60 Full title properties were transferred of which 36 were between R 1 500 000 and R 3 000 000 with 6 being sold for more than R 3 000 000. 111 erfs (vacant land plots) were sold at an average price of R293 000 – of which 90 erfs sold for an average of R243 000. 2 Erfs sold for more than R800 000.

The average number of annual property transfers since 2010 has been: erfs - 82 p.a. / houses – 27 p.a. and apartments (sectional title) – 5 p.a.

The biggest volume growth of late has been in the erf market – growing from 69 sales in 2015 to 107 sales in 2016 (which relays to about 9 erf sales per month). This new demand for erfs augers well for the future of the estate in terms of building activity. There has already been 41 erf sales in the first 5 months of 2017 – which is just more than 8 erf sales per month. Another very positive sign is the big growth seen in the house market during the first 5 months of 2017.

Sales during 2016 translated in 36 sales for the whole year (averaging 3 houses per month). During 2017 this section of the sales market of Langebaan Country Estate has escalated to 35 for the period up to May 2017 – translating into a 133% sales growth from 3 to 7 home sales per month.

The growth in median prices since 2010 also paints a very good picture of the health of the real estate market in Langebaan Country Estate. Vacant land plots (erfs) median price in 2010 was R150 000, houses median price was R1 300 000 whilst sectional tile (apartments) median prices was R770 000. Median prices growth achieved between 2010 and 2017 was for vacant land (R255 000 / 70% or 10% p.a.), houses (R2 175 000 / 67% or 9,6%) and sectional title (R 1 050 000 / 36% or 5,2% p.a.)

The total value of property sales transactions in the period June 2016 to May 2017 has been R159,595 million.
