Location

Ruyterwacht suburb in Cape Town is located between the Grandwest casino and Techno Park (Showground Avenue as western border), Epping Industria (Viking Way as southern border), Goodwood Estate (railway line as northern border) and Riverton and Valhalla on the eastern side.  

Lifestyle Offering

Ruyterwacht is a very conveniently located suburb - close to major road arteries such as Jakes Gerwel Drive which connects residents to both the N1 and N2.

The Grandwest casino is adjacent to Ruyterwacht - the largest entertainment destination of its kind in South Africa with a variety of eateries, movies, ice-skating, children entertainment options and live entertainment by local en international acts at a number of venues.

Amenities In & Around Ruyterwacht

SCHOOLS: The Forida School For Skills are located in Richmond Street. The Valhalla Secondary School and Elsies River High School is respectively 1km and 2.5km from Ruyterwacht whilst Ruyterwacht Preparatory School and the De Waveren Primary School are both located inside Ruyterwacht suburb.

The University of the Western Cape is only 9.2 km from Ruyterwacht along the M16.

CRECHES: There are a variety of crèches available in or close to Ruyterwacht - with Maya Educare (King George Street), Robin Hood Crèche (2km) and Crèche Lana Pickup (2km) probably the closest. Other crèches available are Little Innocence Daycare (4.2km) and Moemfie Skool (5km).

SHOPPING: The N1 City regional shopping centre with 140 shops and restaurants is 4.5 km away and the Vanguard Mall on Jakes Gerwel Drive with 110 shops, which includes a halaal food court, is 6km from Ruyterwacht.

MEDICAL: The closest state hospital to Ruyterwacht is the Tygerberg Hospital (7km away along the M16) and the closest private hospital is the Netcare N1 City Hospital (5km). The Ruyterwacht Community Clinic is located in Texel Street and is open between 07h00 - 16h00 (Mondays to Fridays). Other medical facilities in the area includes the Louis Leipoldt Medi-Clinic (7 km away in Voortrekker Road), Panorama Medical Centre (7 km away) and the Melomed Gatesville Trauma Unit (7km). The Elsies River Day Hospital (state hospital) is also 3.3 km from Ruyterwacht.

PETROL: The Total Viking petrol filling station on the cnr/o Viking Way and the M16 are located the closest to Ruyterwacht - with a McDonalds, Pie City, Steers, Chicken Licken and an ATM situated conveniently around the petrol station.

SPORT CLUBS & GYMS:

There are a variety of sport clubs in the area - with the Glamorgan Cricket Club and the Stan Abbott Park (rugby field, soccer field and tennis courts) situated within Ruyterwacht.

The closest golf clubs to Ruyterwacht are Parow Golf Club (4.5km) and the King David Mowbray Golf Club (9.4km). Virgin Active Parow is 5 km from Ruyterwacht in Voortrekker Road.

Blouberg beach is only 17 km away whilst the closest blue flag beaches will be Strandfontein (23km), Clifton (24km) and Muizenberg (28km). The V & A Waterfront is 22km away.

Residents Profile

The average household income range according to Lightstone is between R17 000 to R25 000 - which falls into the LSM 7 High. There are 6 774 adults living in the suburb - 8 993 people within 2 454 households with a density of 6 359 people/sq.km

The period or tenure of ownership, which is a measure of ownership stability, shows that about 61% of the existing owners have been owning for 11 or more years, about 9% between 8 to 10 years, about 12% between 5 to 7 years and 18% for less than 5 years.

The age profile of the stable owners is divided between 15% (older than 65 years), 36% (50 to 64 years), 42% (36-49 years) and 8% (35 and younger). Recent buyers' age profile is fairly young - with about half of the buyer younger than 35 years - 49% (18-35 years) and another 38% (36-49 years). Only 13% of the recent buyers are older than 50 - 10% (50-64 years) and 3% (65 and older).

The demographical division for the suburb is i.a. 50% Coloured, 33% White and 12% Black. The 3 biggest first language groups are 47% English, 42% Afrikaans and 3% isiXhosa.

Ruyterwacht Property Market

Ruyterwacht consist of 1 818 residential own or full title erven or freehold houses. There are 42 residential sectional title properties in the suburb - in 2 sectional title schemes. There are 170 freehold properties within an estate.

57 houses were sold (registered) according to Lightstone in Ruyterwacht during 2018 - of which 21 transfers took place in the last 3 months (Oct to December 2018). 12 Homes were located inside an estate and 45 were not inside an estate. 5 Vacant erfs (vacant land) were transferred in the last 12 months at an average price R542 000.

There have been 3 sales in execution during 2017 (2 sales) and 2018 (1 sale). This compares very favourable with the last "downswing period" in the property market - which was respectively 19 sales in execution during 2009 and 11 during 2008.

Median prices achieved for Ruyterwacht properties during 2018 were R 990 000 - whilst the average price was R1 009 111 at an average R/sq.m of R2 311. The lowest price achieved was R400 000 for a 101 sq.m. house at 5 Livingstone Avenue (685 sq.m. plot) and the highest price of R1 400 000 was achieved for a 111 sq.m. house at 63 Princess Elizabeth Street on a 445 sq.m. plot.

Only 4 apartments were sold during 2018 in Ruyterwacht - at an average price of R489 000 and according to CMAinfo for an average sq.m price of R12 841/sq.m.
