Saldanha Residential Property Market Report - 2024

There are 7 855 residential properties in Saldanha of which 5 919 are own title, only 87 are residential sectional title units (apartments) and 1 843 are vacant land.

The Saldanha residential property market has in 2024 experienced a 42% drop in property sales (registrations), primarily driven by a drop in affordable home (own title) sales in Diazville which decreased from 91 to 1 sale for the year.

The total market value for Own Title, Sectional Title, and Vacant Land sales reached, according to CMAinfo, R122 421 425 across 163 transactions. The own title segment dominated, accounting for 61% of the sales volume and 75% of the Rand value.

Vacant land sales also contributed significantly - 39% of the sales volume and 25% of the Rand value. Sectional Title sales were notably absent in 2024, as it forms a very small part of the Saldanha residential property market, with only 93 sectional title units available in Saldanha.

There were 1 626 property sales during 2023 in the Cape West Coast residential property market. The Cape West Coast comprises of 9 towns between Yzerfontein and Velddrif, including Darling, Langebaan, Saldanha, Vredenburg, Velddrif, St Helena Bay and Paternoster. Saldanha is the 4th biggest residential property market in the Cape West Coast with its 282 sales (2023) forming 17,3% of unit sales and about 6,5% of the R2,5 billion in sales value.

During the last 15 years, the demand for Saldanha residential property pushed annual sales volumes from 100 property sales in 2009 to 163 sales (2024) – i.e. from about 8,3 property sales per month to 13,6 sales per month. The record year for sales in Saldanha was in 2016, when 526 properties were registered.
